Newtown Housing Project in Los Gatos Slashes Units by Two-Thirds

The developers behind the Newtown project in Los Gatos have revised their initial proposal, reducing the number of residential units from 238 to 80. This significant change was detailed in a new application submitted on November 13, 2024, by Green Valley Corporation, which is associated with San Jose-based contractor Swenson Builders. The original plan, proposed on March 19, 2024, aimed to replace existing commercial structures at 15495 Los Gatos Blvd. with two apartment buildings.

Initially, the developers intended to construct two apartment buildings, with 20% of the units designated as affordable housing. However, the project faced challenges regarding density limits stipulated in the local General Plan. The proposal included a density of 61.7 dwelling units per acre, far exceeding the maximum allowable of 20 dwelling units per acre. Town staff indicated that the project did not meet the necessary criteria for an exemption under the California Environmental Quality Act.

Given these setbacks, the developers opted to redesign their approach. The newly titled “Residence at Newtown” will now consist of 80 three-story townhomes spread across ten buildings, occupying approximately 3.86 acres zoned for commercial highway use. The revised plan includes a mix of 33 three-bedroom and 47 four-bedroom units, each building capped at a height of 40 feet.

In addition to housing, the project aims to enhance community spaces. Plans include landscaped paseos, a dog run, barbecue areas, and outdoor gathering spaces. The developers have drawn architectural inspiration from both Craftsman and Farmhouse styles, aiming to create a cohesive and inviting neighborhood.

The developers assert that the “Residence at Newtown” project will transform an underutilized commercial property into a vibrant residential community that aligns with Los Gatos’ housing and design objectives. They emphasized that the project will enhance the streetscape along Los Gatos Boulevard and provide high-quality housing opportunities that comply with local and state housing policies.

Despite the updated plan, the proposal will need to undergo further review by town planners before it can be submitted to the planning commission and town council for approval. The outcome of this revised project could significantly impact the local housing landscape in Los Gatos, addressing both the need for residential units and community enhancement.
